The HOA Gym Problem

Most HOA fitness rooms run 5–10 pieces of equipment serving anywhere from 50 to 500+ residents. The equipment sees sporadic but cumulative use — not the intense commercial gym traffic of a 24-hour fitness center, but consistent enough that without maintenance, belts dry out, cables fray, and bearings wear over 2–3 years. By the time a resident reports a problem, the equipment is often in need of significant repair rather than routine service.

Our HOA Service Approach

We offer semi-annual PM contracts specifically designed for residential building fitness rooms. Two visits per year — one in spring, one in fall — cover comprehensive safety inspection of all equipment, treadmill belt and deck service, cable and pulley check, strength equipment hardware inspection, and a written report for the HOA board or property manager.

Semi-annual service keeps residential building equipment in good condition and catches problems before they become resident complaints. For higher-usage buildings — towers in Jersey City and Hoboken with large resident populations — we recommend quarterly service.

Emergency Repair for HOA Gyms

Contract HOA clients receive same-day or next-day priority for between-visit repair calls. When a treadmill belt snaps or a cable machine cable frays, we treat it with the same urgency as any commercial client — because a resident who can't use the fitness room has the same frustration as a gym member who finds an "out of order" sign.
